Improving our regions with every project.

Housing depends on the farms, forests, and watersheds around it. Most development ignores these so-called externalities.

We are building that interdependence back into our projects, from the wood and bio-materials we build with, to the land we choose, to the commitments we require from ongoing management.

Timber arches and a round window inside a building under construction

A handful of soil at a building site
A brick apartment building with green window bays

Threshold Development originates our projects, assembling the land, the partners, and the capital, moving them from idea to occupied building. The Krupp family has done this for fifty years. We are now judging our work by its holistic impact on the region, social and ecological.

Sun, moon and three trees

More and more, we are developing on land we do not buy, in partnership with congregations and other owners oriented to care for future generations.

We do this in service to all life.
